Default latest house buying dilema

Well me and the missus are at a crossroads now for houses.

Sunday we went and saw this

and for me it just clicked, its a good price and in move right in condition. Its a little further east so my commutes would get longer and the house is kinda near a main road and a big fire house. its a nice town and its the last house in a dead end.

last night we went and saw this

this is in the next town over from us, its a nice part of franklin square is in a cul de sac and many of the houses around it are worth much more which helps increase its value. Now the downsides, the house needs work, couple of windows are broken and obviously need to be replaced just to move in. apparently they either made the house into a rental or were in the process of doing so. The property is a little smaller but still has some good points. there is a lot of upside/potential for the house but I iwll have my work cut out for me.

Were putting offers in for both, I think were goin gto ask for 370 or 380 for the first one and wit hthe second one being a bank reo sale theres not as much room and apparently there are offers for the house already. We will prolly make a similar 380k offer.

I have about 82k and the moment ot use as a down payment, and the lease we have at our appt is 45 days so we can prety much walk at any time. So that makes us better lookin gbuyers since we can move in right away.

I guess I will see how stuff goes today, and the next move will prolly be to get an engineer in to look around and see what else needs replacing/fixing which could def change our decisions.

Location Location Location!!! People love cul de sac's. I wish I lived in one. Plus that first house is a cape. I hate capes. They suck to work on. I noticed all the wall A/C units in the cape. Thats because it's near impossible to install central air in those homes and do it right. Those wall shakers will cost you a small fortune to cool the house.

The second house is a ranch. RANCH's RULE!!! My next house will be a ranch with a full basement. Looks like the ranch has central A/C even though it's not listed.

To me it's a no brainer. Go for the ranch.

I guess thats why karen likes you more than me LOL she realy wants the ranch.

Thats some of the stuff I need to learn, as far as whats easier to work on and doing some of the work. I think I could do most of that work myself with a little guidance.

And ralph the most important feature is its stumbling distance from croxleys

The first one is so light and airy -- looks like it has a lot of natural light, and the yard looks to be in excellent shape.

I dunno... both look like they would be wonderful homes, but for me, I'd go with 1 for the reasons above.

i like the ranch a lot better. just check that all of those back windows are properly sealed / to code / weather stripped / are newish. windows are the primary source for heat transfer in a house. making it the reason AC and heating costs skyrocket.

Well I was going to ramble on about the potential resale value of house #2 over house #1, how house #2 didn't look like it needed all that much work (to my eyes), and how house #2 is more attractive, but I thought I'd just skip to the important stuff.

its funny though when weve been looking at houses I wa slooking at a place for a brewery, where ot set up my workshop and a good place/room for the snakes (or eventually a single snake rogue and curb prolly know what I mean )

quick look, i like the 2nd better.

look again... you have half the lot, 1000 less sq ft of house, and pay 10X as much in tax as me!!
All for 3X the price!! and people wonder why I live in ND.
