i've given up looking ahead at the forecast. just depresses me and makes it seem longer until the season really gets here.

Yep beautiful here as well...went for a ride after work yesterday and supposed to be mid to upper 70's today and sunny.

Right now it's snow, blowing snow, and white-out conditions. It'll be 70's next week, but this weekend's probably a wash. As for house hunting, Colorado is about fifth in the nation in percentage of home foreclosures. It's a buyers market as there's tons of houses on the market, but the prices still seem high.
